Tips for selling your home quickly
With one study suggesting that it can take 18 weeks or so to sell a home on average, it’s clear that selling a property is not necessarily something that’s going to happen overnight. A property sale can be complicated, and it’s understandable that it takes time. However, don’t despair. By following some of the tips and tricks outlined here, you’ll hopefully be able to speed up the process and ensure that you can move on to the next stage of your life quickly.
When you start the sale process, it’s important to make sure you have all the documents you need together. Your solicitor can advise on what these are, and they might change depending on what sort of property you own. If you find a buyer on the open market, you could ask your estate agent to have the buyer show proof of funds – including a mortgage decision in principle – right away. That way, you’re less likely to get held up further down the line due to worries about accessing finance.
Chase and nag
Don’t be afraid to nag all of those who are involved the process. Chasing up your solicitor if they haven’t done something is acceptable; after all, you are paying for their service. The same goes for the estate agent. It may be trickier if it is your buyer’s solicitor who is causing the hold-up, as you don’t want to nag your buyers out of the sale.
Choose a cash buyer
Many cash buyers, including property purchasing companies, can complete the same process in a matter of just a few days. If this sounds attractive, it may be worth looking into – especially if you need to sell extra quickly due to a hard deadline like a relocation. It doesn’t necessarily have to mean pushing the price completely down, either. In some cases, you will be able to sell for just under asking price.
