The market has reopened, now what?

The housing market has been frozen since early March, only allowing ‘essential’ moves to take place. These restrictions have now been lifted, re-opening the UK property market. The government has agreed that consumers who wish to sell or buy a property can now proceed, providing all social distancing health and safety guidelines are followed.

Can I now sell my property?

Yes, the government has given the green light for house viewings to begin, plus conveyancing, surveying and removal companies can also return to work.  All must follow the new social distancing guidelines issued by the government

Is it safe to allow viewings?

Yes, in most circumstances, providing all social distancing measures are followed and no one in your household is displaying symptoms of the virus. Public Health England has approved the measures issued by the government, however, the advice to ‘stay at home’ remains in place to those that are most vulnerable and shielding; in these circumstances, those shielding must only move if deemed essential. 

What happens when someone wants to enter my property for a viewing?

Restrictions are now in place to reduce the amount of time spent physically viewing a property, anyone entering a property must wear gloves and masks, all lights must be left on, all windows and doors must remain open and property owners must wait outside or go for their exercise away from the property.  Any surfaces touched must be disinfected and sanitised – full guidelines here.

How long will it take to sell my property now the market has re-opened?

Traditional estate agents are facing lengthy delays at present as nearly half a million people in the UK were unable to progress with their home sale since the March lockdown. Conveyancing and surveying services also face backlogs as those waiting to sell or buy scramble to complete their sale.
