When it comes to selling your home, you have more chance of gaining a quick house sale or achieving your asking price if the property is prepared properly to begin with. Even if you have a small budget, it is really important to make as many changes as possible, no matter how small, in order to get the most out of your home when you feel ready to put it on the market. Bathrooms and kitchens for example, are rooms which buyers feel strongly about, so if yours stands out as something they can imagine themselves living in then that’s a bonus. However it doesn’t take much to get any of your rooms looking ship shape and ready for sale.

When preparing your house, consider every part of it, and imagine what a potential buyer would see when they come to view. So remember the outside as well as the inside, particularly as this is the very first impression they get from your home. It doesn’t cost money to tidy the garden, do a little weeding and cut back overgrown trees and hedges. Simple things like this, getting the bins out of sight and generally making it more presentable can have a huge impact for next to nothing. If you have a small budget for the exterior of your home, then you could consider giving the front door a lick of paint, replacing rusty door knobs or letter boxes and hinges, but you don’t need to go overboard. It is also a good idea to ask a friend or neighbour to come over and give their opinion of the outside of your home as they may spot things that you won’t.

Make sure you wash the windows and spruce up the frames, it’s surprising how much dirt can collect without you realising. When it comes to the inside of your home, less really is more. Consider removing a few items of furniture to give the illusion of space. You could ask a friend or relative to store some items temporarily which would save you money or find a local storage firm. You need to get a balance of personalisation. It’s better to remove photographs or yourself and the family but replace pictures for nice artwork or prints so it still feels homely. Make sure everything is clean and tidy and clutter free, and don’t be tempted to stuff the cupboards full of your clutter as a potential buyer may just find it as they check how good your storage is!

If you have a little budget for the inside then you could consider hiring a carpet cleaner which can really spruce up the house for very little cost. Clean curtains and even upholstery as this can also freshen up a room. When it comes to the kitchen and bathroom, there are a few things you can do to freshen them up. For the cost of some silicone, you can re-grout your tiles for instance, for a new look finish, and even repainting units or cupboard doors can completely transform a room. If your budget allows, you could also consider new handles or knobs for cupboard doors and draws. A lick of paint around the entire house can make a huge difference, but just remember to allow the smell of paint to settle before inviting potential buyers through the door.
