There are many mixed opinions on when is the best time to sell a property, however there are many different factors that can determine the best time to sell your home, as opposed to simply the time of year. Most people believe that spring time and early summer is the best time to put your home on the market, as the weather is usually beginning to turn nice, people have got over the festivities of Christmas, and are not planning on holidays or travel until the summer. The blossoming plants and flowers of spring also help to make your home look much better and brighter.

In the height of the summer season, most people go away on holiday so it’s not usually a good idea to market your home, particularly to families. As well as this, most parents are managing child care and keeping their children occupied in the summer holidays and are unlikely to want to take their children around viewings homes.

As the summer settles, and autumn begins, the weather is a little milder but your property can still look very appealing. With no major holidays or festivities to contend with, autumn is usually quite a good time to sell. If you are looking to sell your home in autumn, it’s a good idea to be prepared and willing to move quickly. This will make it more appealing to a prospective buyer as most people will want to be in before Christmas and the property market tends to slow down. So if you don’t find a buyer before Christmas then, it is probably a wise idea to consider temporarily taking your property off the market, which will save you money on fees or marketing costs.

As well as seasonal changes though, your local area can be a factor on whether it is a good time to sell your home. If there is local planning permission for building works or road works planned nearby then this could be off-putting for potential buyers, in which case you may want to put your plans on hold. In any case it’s a good idea to contact your local council to find out about any intended plans or proposals.

Don’t be tempted to rush into selling your home simply because of the time of year either. If you are not ready to sell yet, then give yourself plenty of time to think about it. However you could consider a quick house sale in order to speed up the process if you are worried about impending plans or holiday periods coming up. Often the longer your home is advertised on the market, the more potential buyers will wonder why and be put off.

And taking a little time to get your home looking its best will help appeal to buyers. However this doesn’t mean spending a lot of money on your home, simply fixing small details and ensuring it’s clean and tidy inside and out will help enormously.
