The property market is fast-moving and for many people, the traditional estate agent model simply won’t cut it. Going down that route means you have a 1/3 chance of your agreed offer falling through.

If you don’t have the time or mental capacity to go back to square one multiple times, there are other options for selling your house fast.

1. Engage in a part-exchange deal

If you’re hoping to sell your home in order to move into a new build property, many developers will offer a part-exchange service. As part of this service, they will give you a guaranteed sum for your house, which they will subtract from the value of your new home.

But watch out – sometimes, the development company will tweak both the price of the house you’re buying as well as the one you’re selling.

2. Sell your house at auction

Typically, this will come at additional costs such as a 2.5% auction entry, marketing fee of around £500 and a buyer administration fee of roughly £750.

You set a reserve price and if it’s met or exceeded, the buyer will pay an immediate 10% deposit and transfer the rest within 28 days. It’s almost certain to go through… almost.

Whether or not you sell your house, you’ll have to pay the costs; so don’t set your reserve price too high.

3. Home buyer (that’s us)

First, we’ll make an indicative online offer based on the information you provide us. Then we’ll undertake research on the property and give you a firmer offer, which will be subject to survey and valuation. After that, we have two local agents carry out independent property valuations. Then comes the formal offer and legal proceedings begin (all at no extra cost to you). Once we’ve had the RICS survey, title checks and local searches done, we can exchange and complete to your timescales.

4. Assisted sale (us again!)

When time isn’t quite so important and you still want a hassle-free way of selling your home, we’ll perform an assisted sale on your property. You’ll be able to maximise the price you get for the property without any fees. You still receive a fast cash payment and will sell the property within a few months.
